Here is some information on the heat pump system from GeoTherm in Tully that is used to heat this home. Credentials.pdf, General questions geo-complete.pdf, Heating cost compare.pdf This house uses an open loop system. That is we get the source water from a well and return it to another well. The system, a HydroHeat 42 is from HydroHeat and is very efficent and trouble free. 9/21/07

You ’re sitting on the front deck, coffee in hand, the morning sun is just rising behind you. The sun reflects off the mountain on the other side of the lake and turns the water golden through the mist, you sip and watch. The sun rises and slowly the morning mist leaves the lake, birds sing, squirrels bustle about. A gentle breeze picks up and blows in off the lake. You sip and watch. A pair of Great Blue Herons soar above and glide quietly in and land on the shore, ducks swim by, fish jump. Off in the distance a car starts, a lawn mower purrs and the lake wakes up for another day. Welcome to Song Lake, a private lake hidden from the view of the casual passerby. Most don't know it exists yet it is within walking distance to Tully (2.5 mile) and a 20 minute drive to the Syracuse airport. Picture taken 10/24/05 10 AM. I walked out to the deck and took some pictures of the lake and my presence disturbed the ducks who were on the shore. As they swam out I took this picture and it just came out perfectly.


It's 5 AM and I'm sitting at the dinning room table enjoying my first cup of coffee for the day when I happen to look at the lake. It's still dark, the sun just starting to come up behind me and it's bright light reflects off the windows across the lake, down through the mist into the water and up at me. I grabbed my camera and went out on the deck to snap this picture. Fifteen minutes later it was gone and the morning breeze started to blow the mist off the lake. A very special moment I'll never forget.

Take Route I-81 to Tully. The Tully exit is about 15 miles south of Syracuse.


Turn left at the stop sign at the bottom of the ramp. Not the next stop sign. You don't want to go under 81.


Go straight at the second stop sign. (You will be running parallel to 81 on Lake Road.)


At about 2.5 miles turn left on to St Charles Bay also known as Evans Rd.


Turn right at the end of the garage unto Old Woods Road, a gravel road. There is a red street sign. (You're almost there. Admire the beauty of the woods as you drive.)


Turn right at the Y in the road. (You're real close - Actually, you're on the property at this point, it's 5.38 acres.)


Turn left onto Pirates Cove and go to the end. (There’s only two houses and mine is the last one and it’s light gray with white trim. 7563)


Get out, walk around, check out the shoreline.

Main House:

One bedroom with full bath and large kitchen. Multiple large closets and a utility/laundry room. The kitchen is a large U shaped affair with a new granite (color Amazon Ubatuba) counter top, SS double sink with new Kohler faucets and new luxury tile floors. The new top of the line stainless steel appliances in the kitchen have never been used. In the living room a large 8 foot bay window and double wide glass doors face the lake for a beautiful view from anywhere in the living/dining area. The corner bedroom has two of the three windows with a lake view and a large walk in closet. The bath also has a new granite counter top, new Kohler faucets and accessories with the same luxury tile floor as the kitchen. All the floors are new, either real wood Gunstock oak hardwood or luxury tile. Almost all lighting fixtures are new and everything is matched stainless steel or brushed nickel. Faucets in the bath and kitchen are top of the line Kohler also in brushed nickel as are the bath accessories. No one has lived on the main floor since the remodel making this as a new house for you.


Lower level is a two bedroom apartment with full kitchen and bath. Perfect for an in-law apartment. A large great room for the kitchen, dining area and living room faces the lake through a large 7 foot bay window. All rooms except the bathroom have windows with a lake view. It was made as a home for my mother to live out her years. It is handicapped accessible and designed for a wheelchair bound person. Hallways are a full four feet wide, one foot wider than usual. All doorways are a full three feet wide rather than the customary 32 inches. The bath is large with room for wheelchairs and numerous grab rails etc. The front door is at ground level while the back opens to a staircase to the entranceway. In addition the ceiling is soundproofed, which helps if the handicapped person living there is also slightly deaf, and plays the TV loud, which was the case with my mother.


Entrance way is really an inadequate way to describe this part of the house because it is so much more and has to be seen to be appreciated. Beyond just the entrance to the house it is two stories high with high open vaulted ceilings with multiple balconies.

The loft serves as one of the 2 additional bedrooms or an exercise room as I use it or a small office which was my original intent.

Below the loft and at the entrance level is a large room that I use for my work as a Dental Technician. That room has it’s own outside door and a sink in a stainless steel counter top. Provision was made to also allow for a laundry next to the sink. This room could easily serve as the 5th bedroom, laundry, office or just about any purpose. If you need to work from home this room is perfect as it is separate from the main house and the entranceway could double as a waiting or conference room. You could entertain guests without them having to go into the main house, either upper or lower areas.

The entranceway has two areas that I originally envisioned to be used as separate conversation areas. One area has three large windows and is perfect for a small cafe table and two or three chairs to sip your morning coffee and get the morning sun or to relax read a book while nature flows just outside your large windows. The other area has a Franklin type gas stove and a few chairs placed around it are perfect to warm cold toes after a brisk winters walk in the snow.


Unfinished areas:


The heated garage is partially finished and is huge. (32 X 48 feet) I built the garage first and my thought at the time was to use half of it for a summer camp which never materialized. But this could be done for additional living quarters now.

The concrete floor has foam insulation under it and has rough in plumbing for drains for a kitchen and bath. The ceiling is ten feet plus high and is finished and insulated with 9 inches of cellulose insulation. Heat is currently provided by two electric space heaters which are fine for use as a workshop. Even on a 20 degree day the heaters will being the area to a comfortable 40 degrees in about 20 minutes.

In addition a wood stove is included and only needs to be connected to the existing chimney to use. For my use the electric heaters worked fine, were no hassle and did the job. I had considered putting in a gas wall furnace but the electrics worked so well that I doubt it’s worth the cost.

The walls are not insulated nor finished. If I were to stay here I planned to use a small amount of insulation, perhaps 3.5 inches and drywall. But last winter, the first since the ceiling was finished, I was very impressed with how comfortable I could get it in less than a half hour.

In addition to all this the garage side of the structure features a 9 foot tall by 18 foot wide garage door and a LIFT. That’s right, a hydraulic lift as you would see in a real garage. I had planned to build a kit car one day and I also liked working on my own cars and I always wanted a hoist so I could easily do both. Nowadays I have different plans and mostly use the lift for the garden tractor and other small things. But it’s there if you have the desire to work on cars.

Wait, there’s more. I installed a whole house fan in the garage to clear out any exhaust fumes and dust from sawing wood. This is so powerful that it will bend in the garage door if no windows are open. I’ve used it to clear out odors from the house by opening the door from the garage. It turned out to be very handy that way and because it’s in the garage you can’t hear it from the house making it very useful as a whole house fan for the house too.

The third floor is a roomy 15 by 43 feet with 8 foot ceilings. Rough plumbing and electrics are there to make finishing it a piece of cake.


Utilities:


The house is well insulated and even on the coldest days you have to look at the thermostat to know how cold it is outside.


Heating is via a heat pump and is water to water radiant in-floor heat, absolutely the best way to heat any house. Plus it's very inexpensive. I’m on the NiMo budget plan and it is $245 per month year around. And I’m using electricity to run my lab. Water is from your own well and you have our own septic system. Hot-water is provided by a gas water heater and the same gas is used to fuel the Franklin stove in the entranceway. Cost is minimal.


Shoreline:


The 114’ shoreline is flat and grassy because it was built up with fill long before I knew that one shouldn't do that. In addition it was dredged which created a fishing hole right from the shore. One need only ask my neighbors daughter who is a regular fisher-woman and has caught many a fish while standing right on the shore.


Floating Deck:


The deck on the shore is unique. I wanted to build a deck among the trees that was not too obtrusive and I didn't like the massive look of most decks. I created a ‘floating’ deck by adding a structure underneath that is out of sight. The advantage to this is to make the edges of the deck only 3 inches which if half what you usually see. Also, the posts are out of sight rather than visible. The effect is to make the deck look like it’s floating among the trees and not some massive overpowering thing. It is about 35 feet by 24 feet.

Song Lake:

Private, stocked with fish (Walleye), active property owners group, but no restrictions, about a mile long, pure drinkable water. Very quiet. You don't get the noise from Rt 81 that you get with property on Tully or Green lake. Remarkably weed free due to being stocked with sterile grass carp, 600 put in this year alone. Song Lake is a "Kettle Lake" as are all the lakes in the Tully area. Kettle lakes are unusual and rare and quite wonderful. More information on Kettle Lakes can be found here.

Location:


Close to Tully 2.5 miles, close to Syracuse 16 miles. (20 minutes to Hancock International Airport) 2.5 miles off I-81. 10 minutes to Cortland, 45 minutes to Binghamton. Excellent schools, Tully School. Hiking in Highland forest, LaFayette Apple Festival, Song Mountain Ski resort is just across the lake, many attractions in and around Syracuse.


Business and Income possibilities:


Home Office:

I run my Dental Lab from this house. The facilities of what I call the entranceway would work as a reception area and office space also. Lawyer, accountant etc. This is perfect for any home business and this area is separate from the main house even though it is attached.

Rent One Apartment

The lower apartment can be rented as a two bedroom apartment. ($1,400 mo) Or the upper as a one bedroom apartment. Both have their own outside private entrance and both have locked doors to the entranceway.


Bed & Breakfast:


I seriously considered running a B&B out of the downstairs. Unlike it’s name a B&B does not require you to actually feed anyone and because the downstairs has it’s own full kitchen all you would have to do is provide some simple foods left in the fridge. Maybe some cereal and milk etc. The key with a B&B is that you can do whatever you want to do, there are no rules. I got a book from the library about B&B’s and it said not to expect more than 100 nights a year rented out. Then I checked B&B’s in the area and found they were renting from $75 to $250 a night. This is a full apartment on a lake so I figured conservatively that one could get $400 a night. That’s $40,000.00 a year.

But what really got me interested in this is that the NYS Agri-Tourism department provides grants, as in free money, of up to $50,000 for a B&B as long as it’s connected in some way to ag. This property borders farm fields, you drive through them to get here. I called them in 2004 and they said the grants were all spoken for and to check back in 2005. I did and due to budget cuts the grants were not available. I have no idea if that grant program will be reinstated but I know that $50k would be enough to make the third floor into another 2 bedroom apartment and generate another $40k for a total of $80k per year. Not bad for a part time job.
